You ever see something and 🤔 think...I could do this better.

When I sell a 🏡 home, I think of it as MY home and what can I do to make the home stand out...to show the best of the home...to get it noticed.

Today, I was 😢 sad when I walked through a beautiful home that was vacant and it felt that way. No warm hug feel but an ew, icky feel.

That's NOT what you want a buyer to feel walking through your home.

🌲 Mature trees: 10–15% of total property value, and money can't buy them.

🚸 Cul-de-sac lot: Parents will not
negotiate on this.

Nobody told first time buyers this and they need to know.

You do not need 20% down.

You do not need a perfect credit score, and you do not need to wait until "the market calms down."

You need a plan.

Use your tax return. Even $2,000 toward closing costs changes the whole game.

Ask about down payment assistance programs that exist in almost every state.

Most buyers have no idea 3% down is a real thing!

Open a dedicated savings account.
Name it "My House Fund."

It sounds small but it shifts everything.

Cut one subscription, save one year.
$50/month = $600 closer to your own house.

Gift funds are allowed: Family can legally contribute toward your down payment.

Your agent (ESPECIALLY ME - Because I used to be a lender), knows programs you don't.

One 20-minute conversation could literally change your timeline.

The hardest part isn't saving the money, it's believing it's actually possible.
