Undisclosed and inspector missed fire damage to beams.

We recently bought a home in Florida, and after moving in, a neighbor told us there had been a fire here at some point in the past.

Our home inspector did go into the attic, but apparently he didn’t look up very closely because he never mentioned the charred boards we’re now seeing. I can’t get close enough to really check their condition or integrity myself, but I was able to find permits showing that the roof had been renovated.

Should this be something we’re worried about, or is it possible this is just old fire damage that was addressed during the roof work?

I’d really appreciate any advice from people who have dealt with fire-damaged framing or attic inspections before.

How pi**ed would you be?

How mad would you be if a siding crew came in right after you finished roofing TWO duplexes and nailed toe boards straight through the new shingles?

They did this on every deck where they’re hanging siding. It’s an 11/12 pitch, and each toe board has at least six framing nails driven through the shingles.

Am I overreacting, or would you be just as furious seeing this after the roof was already done?

I’m currently having my roof done, and today is supposed to be the final day of the job.

I noticed some visible nails, and I’m pretty sure I shouldn’t be seeing those on a finished roof… right?

Before I say anything to the crew, I wanted to ask people who know roofing better than I do. Is this normal during the last day of work, or is this something I should bring up before they leave?

My roof has 7 layers of shingles!? What to do to install a skylight?

Homeowner here, and I’m looking for some roofing advice.

I recently bought a house and was installing an exhaust vent on the garage when I discovered there are at least seven layers of shingles on top of the plywood. Altogether it’s about 1.25 inches thick.

I also have skylights waiting to be installed, but now I’m not sure how to handle it. The top layer of shingles was only installed about three years ago, so I’m really not trying to tear off and replace the whole roof if I can avoid it.

What would you do in this situation? Is there any proper way to flash skylights with that many layers, or am I asking for problems if I try to install them as-is?

Maybe there’s a reason for it, but from where I’m standing, it looks absolutely wild.

Anyone in roofing want to explain what’s going on here, or is this as absurd as it looks?

I had someone come out for an estimate, and they told me I would need all new plywood.

About 90% of the boards are still intact and look like this, so I’m having a hard time believing the whole thing needs to be replaced.

I know some damaged sections may need to be swapped out, but would replacing all of the plywood actually make a big difference, or is that just an unnecessary upsell?

I’d appreciate any advice before I spend money on something I may not really need.

Is this plywood salvageable?

I’m planning to install a metal roof, but some of the plywood underneath looks a little rough.

For anyone with roofing experience, how do you know when a plywood panel actually needs to be replaced versus when it’s still okay to roof over?

I don’t want to replace more than necessary, but I also don’t want to cover up a problem before putting the metal roof on.

What signs should I be looking for? Thank you!

Is 3/8 plywood good enough

We’re replacing part of the roof because of rot that seems to have been caused by ventilation issues.

The contractor is only planning to replace the damaged 3/8 plywood. I’m wondering if that’s enough, or if we should be replacing all of the plywood and upgrading everything to 1/2 inch while we’re at it.

The problem is that replacing all of it would add a pretty significant cost, and we’re already planning to redo the roof on the entire complex in the near future.

For anyone with roofing experience, would you just replace the damaged sections for now, or is it worth upgrading all the plywood at this stage?
