📍 Sunset Hills — $704K
📍 Webster Groves — $497K
📍 Crestwood — $354K
📍 Oakville — $352K

More affordable areas like Lemay, Bayless, and Affton are also continuing to see strong buyer demand as many buyers search for value close to the city.

One thing that stands out right now:
South County continues to attract buyers looking for:

✔ Larger lots
✔ Established neighborhoods
✔ Better affordability than some central corridors
✔ Access to parks, shopping, and highways

As inventory stays competitive, well-priced homes are still moving quickly in many of these areas.

A lot of streets don’t just have an “investment” problem.
They have a usability problem.
If there’s no reason to stop, walk, linger, or return…
the place never really becomes part of people’s lives.
That’s what makes some corridors feel alive and others feel like something you just drive through.
And honestly, that’s one of the more interesting questions in St. Louis right now:
which areas are actually becoming more usable… not just more talked about?
That’s a much better way to read neighborhood change than civic press release language.

Dogtown is one of those neighborhoods that people keep landing in, and it’s not always for the reasons you’d expect.

It’s not trying to be the most impressive area.

It just works.

You’re close to Forest Park, not far from Clayton, and your day to day tends to feel pretty manageable without a lot of extra effort.

That’s what people are usually reacting to, even if they don’t say it that way.

In St. Louis, a lot of housing decisions come down to this:

Do you want the place that looks best on paper, or the place that makes your daily life easier?

Those are not always the same thing.

Dogtown just happens to be one of the places where “easy” wins a lot.
