The Hills Theater Project The Hills Theater Project in Downtown Rochester The theater was long ago transformed into a retail plaza, composed of an interior dual-level concourse.

The Hills Theater proposed by Designhaus Architects navigates the issues of historical respect, contemporary culture, and development in an urban environment. Although a single 600 seat theater once existed, the demand for such a venue is not economically feasible. Our proposal restores the main street facade & marquis, keeping it the primary entry to a modern-day film and performance theater comp

lex. The program is complimented by the existence of the shopping center, as well as increasing pedestrian traffic through the existing plaza. A new nightlife component is generated to enhance the downtown experience, also including a bistro/bar in the theater atrium. Special care has been taken to integrate with the city's future parking strategies.

To gather information, the students and staff at Designhaus interviewed a general contractor, the city management, a major theatrical organization, a theater promoter and owner, local business owners, professional musicians, a real estate investment CPA, an attorney, the local historical society and community leaders.
