To those of you who don't know me yet, I’d like to take the opportunity to introduce myself! My name is Sharri and I’m a full-time Realtor with HomeSmart. I absolutely love doing what I do and all the facets of the business...from being of service, prepping homes for sale, marketing and negotiations, to meeting with interesting and wonderful people. I’m a city girl at heart, born/raised in Philly and I lived in NYC for 10 years, before moving to Arizona. Before real estate, I worked on many amazing projects, producing videos with a focus on serving and representing underserved communities. I bring my passion for making a difference for people and the community to my real estate business. I love advocating for my clients, but it’s just as satisfying when I help educate them so they’re empowered to make great decisions. When I’m not doing real estate, I’m probably in nature with my wife and dog, making art or at a local cafe with a friend.

“Is the real estate market going to crash?”, I get asked that a lot.

I can say the situation is very different from 15 years ago. In 2005-06, we had been overbuilding housing for 10 years. Interest rates were higher and adjustable vs. low and fixed. Aratesnyone able to fog a mirror could qualify for a mortgage loan!! The annual median household income was stagnant and only 27% of our population could afford to buy a home. For the majority, it was cheaper to just rent.

Now, let’s jump to the present. In 2021, Arizona has become #1 nationally in net population growth. We’ve also been under-building for 10 years. Yes, living here is in great demand and we simply can’t build housing fast enough to keep up with the pace! Our annual median income is rising and now 63% of our population can afford to buy a home. Rents have increased dramatically year after year. The average monthly mortgage payment for a 1,500sf, 3 Bedroom, 2 Bath home is lower than the average monthly rent for the same home. With historically low interest rates, it’s cheaper to buy than to rent. The mortgage industry has since tightened lending practices and so the risk of foreclosure is much lower. In contrast to 2005, most homeowners currently have equity. If financial hardship prevents someone from keeping up on mortgage payments, an option much better than foreclosure (allowing the bank to take the home from you), is putting it on the market for sale, while gaining a net profit.

As our housing supply increases and this hot Seller’s Market cools off a bit, hopefully we’ll also see a healthy slowing in home appreciation. So instead of 40% appreciation in a year, it may be closer to the rate of inflation (4-6%).

If we carefully compare previous and present data, the numbers don’t lie. It’s apparent that the market is different from 15 years ago. Although no one can perfectly predict what’s ahead of us, looking at and understanding the market’s data, is the next best thing!

Sure, this morning was super hot and muggy, but walking on Bridle Path in the lovely shade from all of the trees sure helped. I walk or hike every day year-round, so finding ways to make it more enjoyable through the high temps is essential. I parked at the church lot on the S/E corner of Central Ave & Bethany Home Rd, so after my walk I could pop by the Farmers Market for some local veggies & fruit. Anything to make the heat a little easier and summer more enjoyable.
