๐ก Appraisal or inspection? Theyโre NOT the same thing!
When youโre buying a home, both may be important parts of the process but they serve very different purposes.
๐ A home inspection looks at CONDITION.
An inspector examines the homeโs major systems and components and may identify defects, safety concerns, or areas that need attention.
๐ A home appraisal looks at VALUE.
An appraiser provides an opinion of the propertyโs value, considering the home and relevant comparable sales. For financed purchases, the appraisal helps the lender evaluate the property securing the loan.
One does not replace the other.
Understanding the difference and knowing what to expect at each stage can help you move through the homebuying process with fewer surprises and better questions.
