Hi everyone,
I’m asking for help to attain contact information.
I own Olivia's Dollhouse Tea Room in Lomita CA. During Covid, we were unable to pay rent because it was a global pandemic, and we were by law forced to be closed. I had arrangements with the original owner of the Management Company, Milton Mabry Jr that I would just send in what I could because otherwise I would have to permanently shut down my beloved small business.
Mr. Mabry along with Mr. Weinberg were very understanding, kind and generous during and after the covid shut down. I was never informed or received a balance for Covid back rent. Until the new Management and his property manager started harassing me for the past year stating that I owe 71k to them in back rent from Covid. They did not include any money paid during this time, consider the statute of limitations and or notify me of this until 2025 that I owed an outstanding balance. They also included a bill from 2011 before I owned Olivia’s (I bought it in October 2017. Though I managed it since we opened in December of 2006). I informed them of the verbal agreement that I had with Mr. Mabry and Mr. Weinberg. That we did in fact, send money that we made through fundraisers, online Princess visits and Princess preschool. We sent in around 28k which is pretty impressive, considering that we could not do anything in person (which is the entire basis of our business, it being a children’s party venue) and we don’t have any physical product to sell. 
They are now sending me to collections. 😞
They are also refusing to replace the 20 year old a.c. Unit (HAVAC) even though it is in our lease that it’s their responsibility to replace the unit if it can no longer be fixed or the price to fix it is more than 50% of the cost to replace the unit. We had a total of 3 technicians (one was their own) confirm that it is a 20 year-old unit and needs to be replaced and that fixing it would be more than 50% of the cost to replace it and that the fix would only be temporary, maybe lasting 9 months to a year so it is not feasible.
I believe they are now holding this over my head, trying to get me to pay this “Covid bill’ that I do not owe during one of the worst heat waves in recent history.
Olivia’s has been greatly affected by the recession and we are down 30% in bookings and during the summer, we were down 60%. We can not afford 14k for a new HVAC unit nor should we have to pay it.
I do not have Mr. Mabry’s contact information since he sold his business and have been unsuccessful at attaining a current number or email so I can have him validate my claim. If anyone knows him, please message me. I’m at my wits end or let him know that I need his help.
I would also like to contact the
family who own the Vista Verde Shopping Center in Lomita where we rent. I do not want to name them publicly just in case they do not want that information known. They have always been very nice and I doubt they are aware of what’s going on. You would think the management team would treat a 20 year small family business and tenant with more kindness and respect, especially because we have dealt with flooding (5+ times, electrical issues and their failure to upkeep the property without complaint or billing them for having to completely redo our bathroom 3 times due to excessive water damage).
If anyone knows the family or a family member please message me I would like to inform them of what’s going on.
The new management team has everyone now on a month-to-month lease. They have already drove the boutique shop, Sweet Little Things out because of this.
Also if anyone has an ‘in’ with the local news or newspaper, I would love to talk to them as well.
Olivia’s Dollhouse Tea Room has provided wonderful birthday memories for literally thousands of families over the past 20 years. We are a beloved small family own and ran (being myself and my 2 daughters) business in the South Bay. We have provided jobs for the youth’s of the South Bay, many times Olivia’s Dollhouse being their very first job.
We intend on continuing our business because we truly love what we do. Any help and support would be greatly appreciated, more than you can imagine.

⭐️Correction: After going over all my bank statements, we sent in $42,455.00 that we made through fundraising, selling personal collections, online character visits and online princess Preschool that I myself taught despite being disabled and chronically ill (I’m a former teacher so I was able to offer this). We made maximum effort to send in everything we could.
Right when covid ended my husband had a massive stroke, I was diagnosed with Parkinson’s Dystonia, had 3 surgeries within a year (back, neck & parathyroid) and still was doing everything we could to get the business back up and running which took some time. People were still weary of having children’s parties. I love Olivia’s so much, it truly is my happy place.
