A well can provide clean, reliable water for decades, but it’s important to understand what you’re buying before heading to settlement.

A typical well system includes:
• The well itself
• A well pump
• A pressure (air bladder) tank
• A pressure switch
• Water supply lines to the home

That’s why I always recommend a professional well inspection.

Some of the most important things to evaluate are:

• Well Yield – How much water the well can produce
• Recovery Rate – How quickly the well replenishes itself
• Gallons Per Minute (GPM) – The amount of water the well can deliver
• Water Quality – Testing for bacteria, nitrates, and other contaminants
• Pump & Pressure Tank Condition – Making sure the system is operating properly

A standard home inspection may not fully evaluate these items, so a dedicated well inspection can provide valuable peace of mind.

Many buyers focus only on the interest rate, but that’s just one piece of the puzzle.

Before choosing a lender, compare:

✅ Interest Rate
✅ Closing Costs & Fees (ask for a Loan Estimate)
✅ Monthly Payment
✅ Loan Programs Available (VA, FHA, USDA, First-Time Buyer, Down Payment Assistance)
✅ Communication & Ability to Close On Time

🏦 Bank vs. Mortgage Lender?

Banks often offer their own loan products and may have stricter guidelines. Mortgage lenders and brokers may have access to more loan options and flexibility depending on your situation.

💡 My advice: Talk with 2–3 reputable lenders and compare their Loan Estimates side by side before making a decision.

The right lender can save you money, reduce stress, and help your transaction go much smoother.

One thing many buyers and sellers don’t realize is how important strong negotiation skills are in real estate. 🏡

Sometimes people get so excited just to get a home under contract that they don’t realize they may be leaving thousands of dollars on the table.

A big part of my job is knowing when to push forward, when to hold firm, and when timing matters more than just rushing to a deal.

In one recent transaction, we were able to negotiate an additional $5,000 for my client simply because we stayed patient, understood the market, and knew the other side didn’t want to risk putting the home back on the market.

Every situation is different. The market changes monthly, weekly… sometimes daily. That’s why having someone you trust to negotiate and truly look out for your best interests matters.
