Maryland offers several programs that can make buying your first home more affordable. Here are 3 worth knowing about: 👇

♿ HomeAbility
For qualified buyers with disabilities, or certain family members purchasing a home for someone with a disability. Assistance may provide up to $45,000 toward down payment and closing costs, with 0% interest and no monthly payment on the assistance.

🎓 SmartBuy 3.0
Have student loan debt? Qualified buyers may receive up to 15% of the home’s purchase price, up to $25,000, to help completely pay off eligible student loans at closing. The assistance can be forgiven after 5 years if program requirements are met.

🔨 FHA 203(k) Limited
Found an affordable home that needs some work? This loan may allow you to purchase the home AND finance up to $75,000 in eligible renovations with one mortgage. Think kitchens, flooring, paint, HVAC and other non-structural improvements.

✅ Income, credit and property requirements apply.
✅ Homebuyer education may be required.
✅ Working with an approved lender is an important first step.
✅ And remember — in many cases, you may still qualify as a “first-time buyer” if you haven’t owned a home in the last 3 years.

If you’re considering Buying or Selling your home this year, you’re gonna want to read this!

📍 Harford & Baltimore County | August 2026 Market Update

I get asked all the time, “John, what’s happening with the housing market?”

The short answer: It’s changing — but homes are still selling.

Here’s what the latest available housing data is telling us 👇

📍 HARFORD COUNTY

💰 Latest average sale price: $464,834
📉 About 24.2% of listings are experiencing price reductions
🔥 45.6% of homes sold above asking price
💵 Homes are averaging about 101.4% of list price

📍 BALTIMORE COUNTY

💰 Latest average sale price: $493,442
📉 About 20% of listings are experiencing price reductions
🔥 45.6% of homes sold above asking price
💵 Homes are averaging about 100.7% of list price

So what does this mean?

We’re starting to see a little more balance return to the market.

🏡 SELLERS: Pricing matters more than ever. Buyers have more choices, and homes that are overpriced or don’t show well are more likely to sit and eventually need a price adjustment.

🔑 BUYERS: Don’t assume every home is going to turn into a bidding war. We’re seeing price reductions, longer market times on some properties and more opportunities to negotiate.

But here’s the important part…

Well-priced, well-maintained homes are STILL selling — and many are still selling above asking price.

And for anyone considering selling their home on their own, here’s an interesting national statistic:

🤝 91% of sellers used a real estate agent in the latest National Association of REALTORS® study.

Only 5% sold For Sale By Owner.

The median FSBO sale price was $360,000, compared with $425,000 for agent-assisted sales.

The market isn’t crashing.
The market isn’t dead.

It’s simply becoming a market where strategy, preparation, pricing and negotiation matter again. 🏡

🎒 Motivated buyers are still looking. Families hoping to get settled around the start of the school year may have extra motivation to make a decision.

🏖️ Vacations are winding down. Buyers are getting back into their normal routines and refocusing on their home search.

📸 Your home can look its best. Longer daylight, green lawns, mature landscaping and plenty of natural light can make professional listing photos really stand out.

🌿 Curb appeal is still strong. Landscaping is established, trees are full, and decks, patios and outdoor spaces are easier to showcase.
