DFW closings jumped 25.6%. Before you raise your asking price—or rush into an offer—here’s the rest of the story.
This week’s MLS snapshot recorded 4,935 closings. But the contract numbers didn’t all move in the same direction:
Pending activity increased 2.8%.
Active Option activity declined 5.2%.
A closing finishes an earlier agreement. More completed sales don’t automatically mean today’s buyers are competing harder for every home.
Meanwhile, 9,790 price reductions were recorded.
🏡 BUYERS: On a reduced or back-on-market home, ask what changed. Compare the full deal—price, repairs, and closing-cost assistance—not just the advertised discount.
🏷️ SELLERS: Look at the three most comparable homes buyers can tour today. If yours costs more, can buyers clearly see why? Review the difference in price, condition, and presentation.
Jay’s Market Take: More deals are closing, but buyer activity is mixed. Buyers, negotiate with evidence. Sellers, compete on value.
Selling? Message PRICE.
Buying? Message BUY with your city and budget.
Let’s build your strategy around your neighborhood—not just a headline.
