Design Challenges
The challenges began with surveying and reinforcing the existing structure to ensure it could support the new functions. The usable area was also extended by over 250 square meters. The next challenge was to allocate functional zones that suit the new activities, ensure access paths do not overlap, and design spaces for different uses-all within the limitations of the existing structure and budget.

Project : KARIN.Pavilion
Type : Mixed-usd | Venue , Office
This project is a renovation of a 5-story building, nearly 30 years old, with a total area of over 1,900 square meters, located in the Chokchai 4 area. With the owner's vision, the building is being transformed into a venue for special events that can accommodate over 200 guests. Around 40% of the building will be used as the head office for more than 70 employees and a product showroom to expand the existing business, all designed in a European architectural style.

Architectural Identity
To create a distinctive identity, the design team chose to give the building a European-style façade. Curved lines and symmetrical axes form a series of archways connecting the first and second floors, creating an open and grand impression. Decorative mouldings with detailed profiles were used to highlight architectural features.

Project : 佛光山博物馆 | FO GUANG SHAN
Type : MUSEUM
The Fo Guang Shan Museum is a large, three-story cultural and religious facility with a total floor area of over 3,100 square meters. It was developed through the generous support of donors inspired by their faith, under the vision of the Fo Guang Shan Foundation. The goal was to create a meaningful space for housing a carved wooden Buddha statue, religious paintings, and sacred artworks—serving as a cultural and educational center to preserve and pass on knowledge to future generations.

Project : NN PARK AVENUE
Type : Masterplan Design & Feasibility Study
NN Park is a commercial real estate development project located on 6.2-rai plot of land in the Khlong 3 area of Pathum Thani. The project aims to become a new community hub that meets the lifestyle needs of people living in the area. It was born from the landowner's vision to transform the site into a vibrant center filled with quality restaurants and retail spaces that reflect modern urban living.

Project : Suksabai pool villa
Type : Master Plan & Feasibility study
This project is a real estate development initiative focused on vacation home rentals, specifically pool villas, set on over 5.7 rai of prime land in Hua Hin, Prachuap Khiri Khan province. With Hua Hin experiencing strong and consistent growth in the tourism and leisure market, particularly in the pool villa segment, the project owner identified a strategic opportunity to unlock the land's potential and transform it into a long-term commercial venture.
After careful analysis, and considering economic conditions such as high interest rates and financial risks, it was concluded that the original investment model was not optimal at that time. The project owner therefore decided to postpone the development and explore alternative options.
This case illustrates the importance of a thorough, data-driven approach in guiding investment decisions, with a clear focus on financial sustainability and long-term value.
