CONVERSATION OF PEKA PARK AND GARDEN: GREEN AREA IN WUSE ZONE 3 ALLEGEDLY THREATENED WITH RESIDENTIAL CONVERSIONS BY NYESOM WIKE.
ABUJA: Peka Park and Garden, located at No. 26 Aswan Street, Wuse Zone 3, _Abuja, is at the centre of an emerging dispute over the proposed conversion of an established green_ area into residential development.
According to documents and representations by the parkโs operators, the garden was duly approved for development and operation by Obike Industries Nigeria Ltd. under the relevant FCT authorities. The operators maintain that the park was developed substantially in accordance with FCDA-approved plans and forms part of the green areas designated under the Abuja Master Plan.
The operators further state that, over the years, portions of the park were allegedly encroached upon by adjoining occupants, prompting them to seek the intervention of the FCT Minister and the FCDA in reclaiming the affected areas. The dispute subsequently became the subject of litigation, with the operators obtaining an existing court order restraining interference with the operation or possession of the park pending the determination of the substantive suit.
A further issue of public concern is the network of waterways passing through the garden. The operators contend that the waterway forms part of a drainage connection serving different locations and has been preserved within the park. They warn that any obstruction, alteration or construction affecting the natural drainage route could have consequences for flood management in the surrounding area, particularly in light of recurring flooding concerns associated with blocked waterways in parts of Abuja.
The operators allege that there have recently been moves to revoke the park and convert the property to residential use. They particularly allege that on 15 September 2026, officials of the FCDA, accompanied by persons described by the operators as non-state actors, visited the premises and issued a 24-hour quit notice, stating that the property had been allocated and sold to another individual for residential development. The operators also allege that demolition was threatened.
