The office is led by a young award-winning Lead Architect & Architectural Designer Öznur Pınar Çer and Luxury Watches, Industrial & Computational Designer Danilo Petta. More than 6 employees from 2 countries are able to draw upon a wealth of knowledge collected over three generations of building experience in addition to a worldwide network of partners and experts in a variety of disciplines. We combine expertise across sectors, locations, disciplines, and all major building types to deliver a truly integrated way of working — resulting in high-quality, effective, and inspiring built spaces that take clients way beyond their expectations. Our design vision is to combine Science, Architecture, and Technology in the Parametric and Kinetic design field. We have been still improving ourselves in the design are Parametric Design, Robotic Fabrication and Construction, Mathematics, Art, Interactivity Design, Interactive and Kinetic Art Installations, Sustainability, Climate Changes, Interactive Movements, Human Physiology, Public Design Elements, Pavilion Structures and Engineered Technologies in Advanced Technology. Our design philosophy is based on creating a ‘Magnetic Design Field Curve’ in the design, where they believe users as a “Magnetic Force” in the space getting attracted to something equally magnetic within the space. For the past two years, we have been developing a signature hotel and integrated masterplan for a new artificial island in Dubai—shaping a destination that blends innovation, luxury, and coastal design.

New update is we have extend the artificial island to add 7,300 sqm apartments on the sea side that each of them can get accessible from their own private yacht.

project in Japan LAYER ZERO proposes a radical paradigm shift: architecture should not be designed
for permanence, but for transformation — to evolve, dissolve, and ultimately become
unnecessary. Rather than minimising impact, the project establishes a regenerative
relationship with its environment, positioning architecture as an active participant in
ecological cycles. The most significant architectural gesture available on this site was
not the addition of a building. It was the removal of a previous one, and its
replacement by a form of occupation that the site itself proposed.

Not a lifespan. A protocol.

MASK Architects introduces LAYER ZERO — the world’s first programmable architecture. A retreat villa in Yakushima, Japan, engineered, ultimately, to become unnecessary.

Architecture has spent centuries asserting permanence. Conquering sites. Dominating landscapes. LAYER ZERO proposes the opposite.

The structure’s surface porosity is calibrated to invite biological colonisation. No curated plantings. No maintenance regime. The architecture simply waits — and nature arrives on its own schedule.

The building operates as a self-sustaining hydrological system. Atmospheric moisture captured through condensation collectors. Rainwater processed through layered bio-filtration. Solar harvesting powering every cycle. Zero grid dependency.

Over ten years — moss colonises the surfaces. Edges dissolve. The roofline merges with the forest canopy. The dry-stack stone walls, assembled without mortar, become habitat.
The most radical architectural gesture on this site was not the addition of a building.

It was designing one that knew when to leave.

By year ten — no building.

Retreat Villa in Japan Engineered to Become Unnecessary
MASK Architects has unveiled LAYER ZERO, a retreat villa in Japan that
challenges one of architecture’s most fundamental assumptions: permanence.
Rather than designing a building to endure, the project is conceived as a time-
based living system that gradually dissolves into its natural surroundings —
the world’s first villa designed to physically disappear through programmed
biological growth, and the world’s first architecture designed, ultimately, to
become unnecessary.
Positioned within existing rock formations and seasonal water landscapes on a
Japanese site of exceptional ecological density, the villa does not occupy the terrain
in the conventional sense. It inhabits the terrain’s own absences — the negative
spaces between stones, between water and land, between forest and open sky. The
architecture emerges as a subtle canopy rather than a dominant object. The ground
does not receive a building; it agrees to hold one.

LAYER ZERO is the world’s first programmable architecture — a retreat villa in Japan engineered, ultimately, to become unnecessary.

Rather than designing a building to endure, the project is conceived as a time-based living system that gradually dissolves into its natural surroundings — the world’s first villa designed to physically disappear through programmed biological growth.

Positioned within existing rock formations and seasonal water landscapes on a Japanese site of exceptional ecological density, the villa does not occupy the terrain in the conventional sense. Espinas Royal Hotel in Tehran, Iran +164 meter twin tower mix-used project.

The interior design reflects a hybrid aesthetic that
blends the monumental and geometric heritage
of traditional Persian architecture with today’s
biophilic and parametric design approaches. In
this design, which resembles a living organism
rather than a static structure, the massive vaults
and intricate ornamental arts found in Persian
buildings have been transformed into a modern
sense of luxury through fluid forms and natural
textures. The interior in the visual features a
contemporary design that reinterprets the
characteristic spatial and decorative elements of
traditional Persian architecture using parametric
design tools and organic forms.
