A property error doesn't have to become a trust problem 😬

Imagine you've sent a buyer a property at one price and, when you check with the developer, you find out it has changed.

The worst response is to hide behind the system, the developer or “the information we received”.

A better conversation starts with three things: acknowledge what happened, confirm the correct information and show the client what you're going to do next.

You can say:

💬 “Thanks for pointing it out. The information I gave you wasn't up to date.”

💬 “I'll confirm the current price and availability before we continue.”

💬 “I don't want you to waste time because of this. I'll send you checked alternatives.”

Clients don't expect machines. They do expect clarity.

Before organising a new-build viewing, it helps to clarify:

1. Real budget
Work with the range the buyer can actually sustain, not an approximate wish.

2. Accepted locations
Knowing where they will and will not buy avoids sending irrelevant options.

3. Property requirements
Bedrooms, terrace, parking and other non-negotiables should be clear.

4. Purchase timeline
A client buying next month requires a different process from someone “looking for the future”.

5. Financing situation
This affects which properties and timelines are realistic.

6. Deal-breakers
A short list of firm limits filters stock quickly.

7. Decision-makers
Knowing who has the final say avoids restarting the conversation later.
