Built in 30 AD.
Still hosting global events.
Still selling tickets.
Still relevant.

Let’s underwrite the Verona Arena like it’s a modern asset.

15,000 seats.
~40 major events a year.
€75 average ticket.

That’s roughly €45,000,000 gross annually.

Assume a conservative 40% operating margin:

≈ €18,000,000 NOI.

At a 5% cap rate?
~€360,000,000 valuation.

At a 4% cap?
~€450,000,000 valuation.

Now here’s the part no one thinks about:

If the equivalent build cost today was €300M…

€18M NOI = 6% yield.
Sustained. For centuries.

Amortized over 2,000 years?
€300M ÷ 2,000 = €150,000 per year.

That’s less than annual property tax on many commercial buildings.

Modern stadiums:
• $1–2B construction
• Public subsidies
• 30-year life cycles

The Romans built once.
And they’re still cash flowing.

This isn’t appreciation.
This is permanence.

Real estate lesson of the week:

🎭 Today marks the first official day of Venice’s annual Carnival! 🇮🇹✨
