Can I sell my home after receiving FEMA money for a flood disaster?
🤩 Yes, you can sell a home after receiving FEMA money for flood damage, but you must disclose the flood damage history to potential buyers. Disclose that the new owner must maintain flood insurance coverage on the property, as FEMA requires that flood insurance be kept in place for the life of the building if you received federal disaster assistance for flood damage.
Key points to remember:
• Disclosure is key:
When selling a home that received FEMA assistance, you must disclose the flood damage history to potential buyers as per legal requirements.
• Flood insurance requirement:
The new owner must continue to maintain flood insurance on the property after purchasing it from you.
• Transferring the policy:
In most cases, the existing flood insurance policy can be transferred to the new owner.
• Consult a professional:
Always consult with a legal professional to understand the specific regulations and disclosure requirements in your area regarding selling a flood-damaged home.

A wave of homes has hit the market, and many have been impacted by water intrusion and damage. ****
YOU MUST KNOW THE FACTS BEFORE BUYING!
👉 Insurance Policies Are Non-Transferable!
Homeowners insurance doesn’t transfer to buyers. Some believe they can use the seller’s policy for claims—this isn’t possible. (Note: Flood policies can transfer to non-damaged homes. This applies to homeowner's policies and retroactive claims.)
👉 Flood Zones Aren’t Everything!
Flood zones don’t determine risk or insurance costs. Elevation, materials, and build quality often matter more. Properties outside flood zones can still carry risks, while those within them aren’t always prohibitively expensive to insure.
👉 The 50% Rule Matters for Damaged Homes!
For non-conforming elevations, repairs exceeding 50% of the home’s assessed value (excluding land and extras) won’t be permitted. Check if recent work is permitted—buyers inherit liability for unpermitted work, including fines!
👉 Frequent Flooding Often Means a Tear-Down!
Homes with non-conforming elevations that have flooded three times in two years aren’t “fixer-uppers.” They’re likely tear-downs valued for the land unless exceptionally worth elevating.
👉 Watch for Misleading Terms.
Terms like “fixer-upper” or “handyman special” can be red flags. Always perform thorough due diligence before making an offer. Work with a buyer’s specialist to navigate risks.
👉 Great Realtors Focus on Value and Risk.
Florida Realtors are more than salespeople—they’re risk mitigators, guiding you toward smart investments, not just sunny dreams.

Nationally, emergency department visits from patients suffering from influenza or respiratory syncytial virus (RSV) are now “very high,” the CDC’s most top level, according to the most recent data. Flu, RSV and COVID-19 visits are all increasing as we near mid-January, however COVID visits are still at a low level.

A number of states are seeing a spike in hospital visits caused by respiratory illnesses as we enter the New Year.
