Why hello October 1st - I've been patiently waiting to decorate outside...the kind of waiting where I may or may not have put up ONE trick'r-treating sign...okay and totally splurged on pumpkins that are now free from the back of my Suburban to show off their plump and sought selves.
I imagine decorating for the holidays a negotiation for most of us goes something like this:

If this is you, I get it. In a perfect world, buying and selling coordinates perfectlyātwo stacks of papers, one closing day, two sets of keys, and one elated client. And while the real estate stars frequently align for buyers and sellers, sometimes you have to be a bit flexible.ā£

The good news is there are a few things you and your agent can do to simplify the buying process when youāre smack-dab in the middle of selling. The "keys" to success (like how I did that ;-) ) on both ends is a realtor who can lead you through:ā£

A plan for temporary housing. Think friends with a spare room, family with a basement, a house-sitting gig, or, best-case scenario, a leaseback option with your buyers.ā£
A willingness to show new listingsāstat. If your search has stalled because you canāt find āthe one,ā the sooner you put eyes on new listings, the sooner youāll get out of limbo.ā£
A 30-day closing. When youāve found your next home, your agent can negotiate a quick closing so you can step out of temporary housing and into your forever home ASAP. ā£

SO many clients and open house visitors have asked me in recent months: "There are so many offers on this house already. Should we even try?" My answer time and again? āYES!ā
Here's why: ā£
ā£Contracts fall through for ALL sorts of reasonsāfrom contingencies not being met to financing concerns. You never know whatās going to happen. Trust me!ā£
In a market where multiple offers are common, investors (and sometimes buyers) simultaneously put offers on multiple properties. Then, when they find something better, they simply walk away leaving the property available for another buyer.ā£
ā£
While I canāt predict the future (or whatās going to happen in a multiple-offer situation), I can say I put ALL my buyers in the best possible position to come out on top. If you find a house you love, go for itāand keep going for it until you succeed!

Do you feel the days slowing down yet, thinking of NEW ways to gather with friends and family as we settle into this (new) normal? Personally, this time of the year bounces from super busy to slower days with my husband and two boys, crafting memories out of pumpkin "guts" and Spiderman costumes. Just the other day another agent and I were talking about the fall market feeling a lot like a fresh spring market. Are the days of seasonal markets over as the boundaries and "deadlines" to list quickly after the last sight of seemingly falling to the wayside? No crystal ball here, just years of historical data and listen to news coming out of other sectors of real estate: New Home Builders. Multi-Use Construction. and Raw Material Traders (Wood/Steel/etc.) are all clamoring on about the future. Appraisers typically use comps 3-6 months from the dates of your contract date. It helps when they consider current listings and other under-contract properties, but their best predictor of tomorrow is yesterday! It costs you nothing to look, consider, and tour homes as you craft your tomorrow. I'm an avid previewer of new listings and often get invited in to look at homes folks "might some day sell" because they are curious if they need to do anything else to help sell quickly or putting together a home project list for the next year. Paint is nearly the cheapest investment you can make when getting ready to sell your home; ROI outpacing an 5 gallon bucket and labor by as much as 110%.

Laughing instead of crying maybe šš Let's look a pretty things instead š” But on the flip side - it was real REAL in our house for week 2 of DL lost it's thrill and excitement for my 1st grader. Staying focused was hard (I don't blame him). We will try again next week; crystal project for earth sciences and back on our routine with his tutor because mom's mom. I'm a lot of things - designer - real estate agent - fort maker extraordinaire - favorite bedtime book reader - but teacher I am not.
