I have eaten at over 300 to 400 restaurants and this is the best pistachio croissant I've ever had in my life. You have to check this place out support local business and support these amazing pastries and they do also have healthy food 😁

Here is something that most people don't teach you about real estate..
Here is a breakdown of a property that we just bought and it shows you the difference between the payment and what actually goes towards principal.
You can tell that only the most minimal amount of money actually goes towards the principle of my loan for the next couple of years +
So what does that tell you about building equity?
(1) I'm only building equity as the payment gets paid meeting my tenant pays down my mortgage and I also have a way to pay an extra payment each year to pay down principles but it's not drastic.
(2) Hoping the real estate market increases each year so I build equity in a sense of appreciation.
BUT.. You have to realize that if you're a primary or investor You will still have to pay capital gains if you sell it within 2 years As an investor you're going to always have capital gains but you can always transfer capital gains that's for another post.
You also have closing cost and whatnot so the money that you're making is irrelevant you can't use that equity right away.
COVID and low interest rates really screwed everything up for everyone because they just think that the market is always going to drastically go up and it doesn't work like that. That's why if you're renting don't feel bad Don't let these agents mock you or tell you that what you're doing is wrong. You might be paying a lot less than a mortgage and even if you wait a year or two think about how much money I'm really paying off compared to what you're paying in rent...
You also didn't have to come out with a down payment and everything else You can actually save money and get a better deal if the market continues the way it's going. 💯
