A standard Single Storey building project with no complexities and a building cost of $200,000 (excluding overheads and contingencies) can expect the following percentage breakdown for various stages or components:

Questions to Ask before you purchase any land .



Before purchasing land through any realtor, it’s important that you ask brilliant questions.


The more intelligent questions you are able to ask, the harder it becomes for anyone to sell fake properties to you.


To ensure you make no real estate investment mistakes ask these questions.


1 — How reliable is the realtor and real estate company?

Last week, I told you that an unreliable realtor is the worst person to patronize because all they care about is their sales commission.


If the realtor is not reliable, chances are, they will sell a land in dispute to you just to get their commission. Investigate the realtor and the real estate company.


If you are lucky to work with a good realtor, he or she will save you the stress of investigating the company because they must have done that.


2 — What’s the land title?

The title of the land is what determines how authentic the property is. Properties with C of O or Governor’s Consent are generally more expensive and trusted.


Just because a property has only deed of assignment and registered survey plan as its title (not really a title) doesn’t mean that the land is not genuine. With these two documents, you are a few steps to getting your C of O.


3 — What’s the actual size of a plot?

Different states and regions use different land sizes and measurements as their standard land size.


I’ve bought land with measurements like 464sqm, 500sqm and even 600sqm.


The land size will help you to know how much of a good deal the land is. It can also help you know if it will fit into what you desire to do with the piece of land.


4 — What is the exact location of the land?

Knowing where the land is located is important. Ask for the name of the community, the nearby landmarks and everything in between.


You can run a background check on the community to know if it’s a place you would like to build your wealth in. Otherwise, you can sell off the land and not develop it.


5 — Are there hidden fees I need to know?

Ask questions o.


A few months back, I bought a native land somewhere (name withheld). Nobody told me that there are other fees to pay until I was done making payment. When it was time to take possession, that was when I started hearing about other charges almost more than half of what I paid.

Ask if there are Infrastructure fees to be paid if it's an estate land and how much it is... very important , to enable you know the exact worth of the land.


Funnily enough, most real estate companies are never upfront about other charges. The only extra charge you should prepare for is called the development fee.


The development fee is charged based on the current value of building materials. Most developers don’t charge for it immediately.


6 — How close is the land to the main road?

The closer the land is to the road, the faster it will appreciate. If you are lucky to find one, jump on it immediately.


If for any reason the land is not close to the main road, the real estate company must be willing to pave a pathway to make it easily accessible.


7 — What is the land use plan (land zoning) of this estate?

Governors and the FCT Minister will continue to demolish houses, schools and recreational centers built in locations outside their zoning plans.


Before you purchase any land, ask what the land use plan of the estate or region is.


It’s a risk to build a residential house in an estate designated for agricultural use. If the land is designated for industrial use, resist the temptation to build your residential house there. Failure to listen, then be ready to lose your investment.

IS A HOUSE AN ASSET OR A LIABILITY?

I have seen some misleading content from some “financial gurus” claiming that a house is not an asset but a liability. This opinion runs counter to my training as a professional , so I decided to investigate this matter to present an informed view.

We shall start our discourse by defining what an asset and a liability are using generally accepted accounting principles. An asset is basically something of value that you own and is expected to provide some future economic benefit to you. Assets can be short-term or long-term. Short-term assets or current assets typically last less than a year. They may include things like cash, receivables, and inventory. Long-term assets or noncurrent assets are expected to last more than a year. They include things like property, plant and equipment, investments, etc. Assets can also be classified as intangible, like software and patents, or tangible, like vehicles.

Liabilities can be thought of as the opposite of assets. A liability is something you owe someone else and typically includes loans, mortgages, payables, etc. They may also be short-term or long-term.

So we can see that something we own from which we derive some benefit is an asset. A house that you own and live in and provides a safe space for your family is clearly an asset. Now, you may have a mortgage on the house, which means you have both an asset and a liability at the same time. Now, depending on the transaction terms, you may have a positive or negative equity in the house. For instance, if house prices drop and you still have a huge mortgage, you may end up with negative equity. Also, if interest rates go up and your mortgage payments go up, it may affect your day-to-day cash flows.

We now see why some financial gurus say that a house is a liability. The house you live in does not generate income, but you may be paying a mortgage on it. This makes a residential house a potentially bad investment. However, this does not mean that a house is not an asset.

Remember, investments are assets. You might have a loss-making venture, but nonetheless, it will be considered an asset from an accounting perspective, albeit with an impaired valuation.
The idea is to own a place to live without going broke. A modest house within your means is a wise investment and will pay intangible dividends to your family for decades to come. The decision to own a home should not just be based on economic factors. There are social and cultural reasons to own your own place. A house gives you a sense of accomplishment and belonging, which nothing else can do. Building or buying a house means you are grounded and ready to settle down. It is a significant investment in your community to build. It is a permanent address on this lonely planet. It is a haven of safety, peace, and the last dwelling place when all else fails.

So, true a house may turn out to be a bad investment if you build too big and borrow too much, but a modest house is definitely an asset. The alternative is to continue renting in peace without admonishing homeowners for making a “bad investment decision.”
